What is Land Promotion?

Land promotion is a way of unlocking hidden value in land by securing the right planning permission. With an appropriate consent in place, land can become worth significantly more than its existing use value.

Where potential is identified, we undertake a detailed feasibility study to understand what could be achieved. This involves analysis of local planning policy, planning precedent and production of a feasibility sketch of our proposals.

Following the feasibility assessment, we make a clear offer on the land subject to planning permission, typically structured through an option agreement or promotion agreement.

Once terms are agreed, the land is placed under agreement and we define the planning strategy moving forward. Madara Land then works closely with our architectural and planning consultant team, preparing the scheme ready for planning submission.

We then take full responsibility submitting the planning application on the site, covering all planning-related costs, appointing and managing the necessary consultants, and handling all engagement with the council and local community.
